SITUATION

The plot is situated in an attractive residential area on the fringe of the village of Chacewater, tucked away from the main road and yet within easy walking distance of all local services and facilities. The village lies approximately 5 miles from the centre of Truro and has an active local community with good local facilities including Primary School, doctor's surgery, local shops, Post Office, pub, recreational field and football club, bowling green, picturesque church and chapel and a well-supported village hall used by various clubs and society's etc. The village is conveniently located between Truro and Redruth and on a regular bus service. THE PLOT

The plot, which is an irregular shape, is on the south side of The Terrace on the western outskirts of the village and has direct access and a long frontage onto Sergeants Hill which is a Council maintained highway.

Planning permission was granted by Cornwall Council on 13th July 2017 under application decision No. PA17/02481 for the construction of a detached dwelling and formation of off road parking for two vehicles parallel to Sergeants Hill. The site is enclosed by existing earth and stone boundaries and the land falls away from north to south broadly following the gradient of the adjacent highway. The two storey dwellings has been designed to be set into the contours of the site presenting as a single storey elevation to the north.

The house has been designed to a simple rectangular plan beneath a traditional pitched roof reflecting the architectural styles to be found in the area. Private domestic gardens in excess of 100m2 to the north, west and south of the dwelling.

Lower ground floor elevations of smooth sand and cement render with vertical boarded natural larch to the first floor elevations over. The pitched roof will be of natural slate with copper nail fix. The approved plans are for a detached two storey three bedroom house with an open plan living/dining and kitchen area on the ground floor off which there will be a utility room and ground floor cloakroom. At first floor level there will be three bedrooms, one with an en-suite and a family bathroom off the landing.
