SITUATION

Meadowside is a three bedroom detached bungalow positioned in a rural setting in the hamlet of Chapel, but which is well located for the popular resort and harbour town of Newquay being just one mile from the edge of town and less than three miles from the town centre and fantastic beaches.

IMPORTANT INFORMATION

INGOING PAYMENTS DUE FROM NEW TENANTS The successful applicant will be required to sign an Assured Shorthold Tenancy Agreement, a Deposit Protection Certificate, and a Photographic Ingoing Record of Condition of the property. Prior to keys being handed over you will be required to make the following payments:-

* RENT: £725 (THE FIRST MONTH'S RENT, DUE IN ADVANCE) First month's rent due prior to commencement of the Tenancy. Rent is per calendar month and due monthly in advance.

* DEPOSIT: £725 (RETURNABLE AT END OF TENANCY SUBJECT TO CONDITIONS) A Tenant's Damage Deposit will be due prior to the commencement of the Tenancy. This will be held by the Agents and registered with "My Deposits" - a national Tenancy Deposit Protection Scheme (TDP). The Deposit will be returned to the tenants at the end of the tenancy, subject to conditions being fulfilled. The Tenant and the Landlord will each be issued with a Deposit Protection Certificate and an information leaflet explaining the Deposit Scheme, as required by law.

* CONTRIBUTION TO AGREEMENT PREPARATION COSTS: £180 + VAT Lodge and Thomas do not charge Application Fees. The successful applicant will be required to pay a contribution to the cost of preparing the tenancy documentation and will be provided with an Assured Shorthold Tenancy Agreement, Deposit Protection Certificate, and Ingoing Photographic Record of Condition.

SERVICES Mains electricity. Mains telephone. Mains water. Private drainage to septic tank. The Landlord will be responsible for servicing and emptying of the septic tank as necessary.

The Tenant will be responsible for payment of any telephone, broadband, electricity, and water charges. There is no gas at the property.

WATER RATES are due to the Landlord, charged at £10 per tenant per month.

COUNCIL TAX The property falls within Cornwall Council Tax Band A for the Parish of Colan. 2017/18 charge understood to be £1059.85 (£88.32 PCM) for which the Tenant will be responsible.

DIRECTIONS From the A30 at Fraddon (Highgate Hill Junction) take the A39 signposted towards Wadebridge and Newquay. After approximately ¾ mile, at the next roundabout, take the A392 signposted for Quintrell Downs and Newquay. At the roundabout in Quintrell Downs take the second exit staying on the A392 towards Newquay, and after approximately ½ mile take the turning right signposted for "Chapel". Follow the road for approximately 300 yards where Meadowside is the first property on your right hand side and is approximately 40 yards before the level crossing.
