SITUATION
Mill View is situated in the pretty hamlet of Withielgoose Mills in the sheltered and sought after wooded Ruthern Valley, just south of Ruthernbridge and within easy commuting distance of the main shopping and employment centres of Wadebridge and Bodmin which are approximately 6 and 4½ miles away respectively.
The A30 at Victoria is 3 miles away and provide easy access to both the east and west of the County. Withielgoose Mills is approximately equidistant from the North and South Coasts, close to The Saints Way and the popular Camel Trail. The Saints Way is a Coast to Coast 30 mile walking trail crossing through Mid Cornwall from Padstow to Fowey. The Camel Trail is one of the most popular multi-use recreational trails in the country providing easy access to the beautiful countryside along a disused railway line between Bodmin, Wadebridge and Padstow.
Mill View is situated in an elevated position on the edge of Withielgoose Mills and enjoys attractive open views across the surrounding countryside and woods.
THE PROPERTY
A wide brick paved drive leads up to a parking/turning area of good size and also provides easy vehicle access to the integral garage with electrically operated up and over door. To the side of the garage steps lead to the recessed open porch and "L" shaped entrance hall. All rooms lead off the entrance hall and a separate staircase leads down to the integral garage. The comfortable well planned accommodation with double glazing and electric storage heater very briefly comprises a well appointed kitchen/dining room of good size leading to a very useful laundry/utility room, a light triple aspect lounge with bow window from which there are superb views, three good size bedrooms one with an en-suite wc with potential for a shower room, and a family bathroom.
The garden area to the front, side and rear of the property is laid to lawn for easy maintenance. A post and wire fence separates the garden from the gently sloping pasture paddock with separate gated access. From the elevated parts of the garden and the paddock there are outstanding country views.
The property is far larger than it appears when viewed from the road and as properties in this popular area are highly sought after we would recommend an early appointment to view.
