A surprisingly spacious, individual and versatile property in the centre of the conveniently located rural village of Zelah, which is situated between the City of Truro and spectacular stretches of the North Cornwall Coast with its renowned surfing beaches and rugged coastline.
Sansigra House has well-proportioned accommodation ideal for a large family or two families wishing to live next door to each other, although independent of each other, or to provide an annexe for letting purposes.
The property is nicely tucked away, in the centre of the village, with formal well stocked gardens of an easily manageable size containing mixed shrubs and plants, useful timber sheds, wooded areas with wildlife ponds, gazebo, timber chalet and poultry runs etc. Adjoining pasture meadow ideal for hobbies and ponies etc. The whole extending to 2.7 acres or thereabouts.

Zelah is a conveniently placed rural village a few miles north of Truro and which is bypassed by the A30. The agreed route of the new Chiverton Cross to Carland Cross road will be further away from the village therefore reducing road noise levels as confirmed by Highways England.
The village has an attractive mix of modern and old properties with a popular village pub. There are primary schools at the larger villages of Goonhavern and St. Newlyn East. The City of Truro is renowned for its excellent shopping centre and commercial and leisure facilities. The coastal resorts of Perranporth and Newquay are within easy driving distance with sandy beaches popular with families and surfers alike.
Sansigra was built by our clients in 1976. They subsequently extended the property twice (1987 and 1991) as over the years it has been a very successful and expanding care home. We understand the change of use to purely residential accommodation was approved on 6th August 2016. Having been a comfortable family home and successful business over the years, the vendor, who has now retired is looking to downsize to something smaller and more manageable.
The existing accommodation could easily be split to provide a separate annexe/ granny wing for dependent relatives, an expanding family or indeed for two families looking at a joint venture. The property is also ideal for purchasers requiring six-seven bedroom family accommodation, plus a sizeable four bedroom annexe for letting purposes, in gardens and grounds of good size (approx. 0.7 acres).
The property most certainly requires a detailed interior viewing to fully appreciate what it has to offer.
