The Land
A single block of land extending in area to 28.68 acres (11.61 hectares) or thereabouts, with the benefit of an income from two wind farms. Situated mid-way between the villages of St Newlyn East and Mitchell in mid-Cornwall.

This block of land extends in area to 28.68 acres or 11.61 hectares or thereabouts and is comprised within two good size, easily worked fields which are level or gently sloping with a south-westerly aspect. Whilst the majority of the land is productive, there is a strip of amenity woodland against the south-western boundary containing useful stream water supplies for livestock. The land is described as Grade III on the Land Classification Map for the area, has boundaries formed of Cornish stone and earth hedges and is suitable for growing a wide variety of crops including potatoes, brassicas and corn etc.

Wind Turbines
Two small sections of the land contain Endurance wind turbines owned by Constantine Wind Energy Ltd. The lease to the land on which the wind turbines are situated is dated 16/01/2014 (copy available on request). The current passing rent is £4,791 per annum per turbine. Rent reviews are 5 yearly, the next due on 28th May 2024, when it is predicted that the rent will increase to in excess of £6,000 per annum per turbine, depending on rates of inflation. The Term of the lease is 20 years and 3 months expiring on 23/04/2034, but subject to the Tenant’s option to extend for 5 years on existing terms and a further 5 years if required, again on existing terms. The area of each parcel of land subject to the lease is 132.25 sqm with rights of access to them.

Situation
The land is located in mid-Cornwall between the villages of St Newlyn East and Mitchell where there is a junction to the main A30 trunk road giving good access to the east and west of the County. The large town and popular tourist resort of Newquay is about 6½ miles to the north and the land is set within undulating countryside with far-reaching views. The land has long frontage to the minor Council maintained road which leads from Mitchell to St Newlyn East with good access via a double gated entrance.
