Busveal is a rural hamlet, formally a mining settlement, and is home to the famous ‘Gwennap Pit’. The site is included in the Cornish Mining World Heritage Site. The property is conveniently placed for easy access to a range of good local services and facilities including Pool Industrial Estate and the Camborne Retail Park where daily requirements are available together with supermarkets and national stores inc. Morrison’s, Tesco’s, Lidl, Macsalvors, Halfords, B&Q, Pool Market etc.
The property is well placed for easy access to the main A30 trunk road (approx. 3 miles distant), the City of Truro being the administration centre of Cornwall, the Combined University of Cornwall Campus at Tremough, Penryn and the harbour town of Falmouth are within easy reach. The rural location provides for many country lanes and tracks ideal for walking and riding out etc.
The property is accessed off the Council maintained road from the centre of the hamlet of Busveal over a stone surfaced entrance drive which is bordered by Cornish hedges. The drive leads to the parking area for Snuggledown and the garage for Style Cottage before continuing through a gateway over a short driveway to good size parking and turning area for Style Cottage with space for several vehicles, horse box or caravan etc.
The property is set well away from the road with the initial short section of entrance track shared with a neighbour, and the remainder of the lane being for the sole use of this property.
The property is surrounding by its own land which is level to gently sloping and bound by Cornish hedges. There is a garage and an extensive range of outbuildings suitable for use as a workshop, tack/feed store, field shelters etc. The current vendor has run an alpaca rescue centre from the property and the land is neatly paddocked up for rotational grazing.
Style Cottage originally comprised a ‘two up two down’ traditional stone built cottage, believed to have been constructed in the mid-1800’s and which has been altered, extended and improved over the years to provide comfortable reverse level family accommodation taking advantage of the surrounding rural views to all aspects and over the land.
The accommodation has been finished to a high standard and offers a large Lounge and Dining Room with picture windows and far reaching views, a Kitchen of good size leading on to the Sun Lounge with solid roof and verandah style Balcony ideal for sitting out and enjoying the evening sunshine. At ground floor level there is a large Master Bedroom with impressive En-suite Bathroom, two further Bedrooms and a family Bathroom. The versatile layout and size of the accommodation lends itself to being sub-divided into two properties if required or altered to suit specific needs, subject to any planning /building regs etc.
