Location
Tremayne is tiny rural hamlet between Blackrock and Praze-an-Beeble. The latter is just ½ a mile down the country lane and is a bustling village centred on the convenience store/Post Office, primary school, a public house and a bakery/pasty shop. This is an excellent location for commuting to larger shopping and commercial centres, central as it is to Camborne, Helston and Hayle on the north coast, and the main arterial route for Cornwall, the A30, all of which are within 7 miles drive.

The Property
Tremayne Farm was once a larger farm, but today is a manageable 4¾ acre smallholding that is being sold to close an estate. It comprises a traditional detached cottage which has uPVC frame double glazing and already has been part re-roofed, but still requires extensive repair and renovation to its three bedroom, two reception accommodation. There is a generous kitchen and the room has potential for a bathroom. It should be noted that there is currently no bathroom, which will almost certainly render the property un-mortgageable.

Adjacent to the yard and buildings is the 4½ acres of level land, which is currently laid out to pasture. The land is divided into two field enclosures with a stream running through the middle, and a public footpath running along one side.
