COVENANTS AND RESTRICTIONS: The land is currently agricultural land but may have some long term development potential subject to obtaining planning consent. The sale contract will include an ‘Overage Clause’ whereby if planning consent for residential development is obtained on the land within 30 years, 40% of the enhanced value will be payable to the beneficiaries of the Estate.
